- We design all our Plans using the 2000 or 2003 International Residential Codes. If for any reason you do not want to follow these codes you can sign a waiver. Go to Wavier Button.
- In the Beginning Stage (Proposal Stage) a small charge will be charged to start working with your idea.We allow 10 visits, 10 faxes or 10 e-mails which ever you find more convenient for you to make any changes that need to be made on the rough sketch. We give you enough times to make up your mind before we start on the big prints. We will not work on any proposal unless it is pre-paid " Sorry No Exceptions. If a Proposal has been started and client changes to another proposal the charge for first plan will not be refunded. And a new charge will be implemented for the new plan.
- We do not include a Build Of Materials List , Cabinet Elevations, Ceiling Joist Plan or Rafter Joist Plan on Regular Conventional Plans. This items will only be included if the plan is an FHA , USDA, or VA plan when required. Build of Materials List will be provided by the contractor. Any engineering required on any house plans have additional charges depending company hired.
- On conventional plans we include the following Sheets only : Floor Plan, Electrical Plan, Roof Plan, 4 Elevations, Concrete Slab, and a Site Plan when property information is provided ( Subdivision Plat or a Survey ).
- We also include with our price 3 full Sets 24" x 36" and 2 full sets of Reduced Copies 8 1/2 x 11 sheets.
- Additional sets requested will have a $15.00 charge up to a 6 pages per set, $ 2.00 per sheet if it goes over 6 pages. Single Sheets will have a charge of $2.00 per sheet.
- Originals will remain in our office no originals, no sepias or no data cad files will be given out with this price.
- When the rough sketch is approved RNTM requires 50% of Total Price given and the remaining 50% upon completion of plans. Proposal Payment will be deducted from Total Price. If you are from out of the Rio Grande Valley the full amount might be requested due to that as soon as it is approved we try our best to have the full sets completed within 5 days unless it is an FHA, VA, or USDA plan. Those require more time. So as soon as we complete the plans we will FedEx them out to you.
- On Stock Plans price needs to be discussed with RNTM Drafting Services.
- On FHA, USDA and VA Plans Contractor is responsible for providing RNTM with a Manuel J Form, A/C Duct Work Layout, P.I. Testing, and Building of Material List. Before RNTM can release any plans out.
